If you could go back in time several decades, is there anything you would change? Have there been certain decisions that drastically changed the course of your life? If you knew then what you know now, what would you have done differently? What would stay the
same? Like individuals, communities are the product of choices multiplied by time. Over the years, the cumulative impact of thousands of individuals making thousands of choices will change the form, function, and ultimate livability of our region.

Only hindsight is 20/20, but what if there was a way to peek into the future – to “test drive” different alternatives for regional growth? If we make one choice over another, will we enjoy a vigorous economy? Will we have clean air and water? Will there be any wild places left? How long will my commute be? Will my children be able to afford a home? Armed with a community vision, clear priorities and the right information, even small decisions can greatly impact these and other factors that add up to quality of life.

Sometimes referred to as ‘scenario’ planning, the Regional Blueprint process features computer generated visualizations of what most likely ‘will be’ based on existing and anticipated trends and policies, compared to what ‘could be’ if more closely aligned with our values and priorities. The computer doesn’t tell us what is the right or wrong way to grow – that decision is up to us. It will, however, crunch the multitude of measurable variables that ultimately define the environment we live in.

Based on known relationships between land-use, transportation, the environment, air quality, the economy, and other components, we can map out future growth and assess its impacts. Then, by modifying one or more of the inputs or basic assumptions behind the map, we can generate alternative future growth scenarios and compare the results against the baseline map.

What if, for example, we set aside more or less open space? Increased or decreased the density of housing? Or focused new development in one place over another? Through the Blueprint planning process, you can “try before you buy.” The pièce de résistance is region-wide consensus on a Preferred Regional Growth Scenario.
